Can foreigners buy in Dubai?+
Yes. Freehold in designated communities — Palm, Downtown, Dubai Hills, Creek and the Islands. A UAE visa is not required to purchase. We handle the SPA, DLD registration and handover with the developer.
How does off-plan payment work?+
You reserve a unit, sign the developer’s form, and pay against a published plan — often 60/40, sometimes post-handover. Every project on this site shows the live schedule so you can see cash-flow before you speak to us.
How is this different from Property Finder or Bayut?+
Portals list what is already advertised. We work from the developer’s current inventory: today’s unit, today’s price, a named advisor.
Do buyers pay you a fee?+
No on off-plan — commission is covered by the developer. A secondary sale or rental mandate is agreed in writing before we market anything.
How quickly do you reply?+

Which emirates do you cover?+
Dubai first — then Abu Dhabi, Sharjah, Ras Al Khaimah and Ajman when the launch is worth it. Search a community or an emirate in your own words.
Where is the office?+
Office 405, Bay Square Building 8, Business Bay. Monday to Saturday, 09:00–18:00. Sunday the office is closed; WhatsApp is not.
What is the DLD transfer fee in Dubai?+
The Dubai Land Department transfer fee is 4% of the sale price on a typical ready home. Off-plan Oqood registration is usually 4% as well. Confirm the circular on the day you sign.
Does buying property in Dubai give a Golden Visa?+
A qualifying purchase can support a UAE Golden Visa. The threshold and documents change. We confirm the current ICP and DLD circular before you rely on it.

The office at Bay Square Building 8 is closed on Sunday. Advisors still reply on WhatsApp. Monday to Saturday the office is open from 9 in the morning to 6 in the evening.

Buying a ready home
Can foreigners buy a ready home in Dubai?+
Yes. Freehold in designated communities such as Downtown, Palm Jumeirah, Dubai Marina and Dubai Hills. A UAE visa is not required to purchase. You sign Form F, register at a DLD trustee office and pay the 4% transfer fee.
Do buyers pay brokerage on a ready sale?+
On a typical secondary sale the buyer and seller agree commission in writing before we market the home. Off-plan commission is paid by the developer, not the buyer.
What is the DLD fee when buying in Dubai?+
The Dubai Land Department transfer fee is 4% of the sale price on a ready home. Trustee fees are extra. Confirm the circular on the day you sign.
Renting
How do I rent an apartment in Dubai?+
Choose a unit, pay a deposit, sign the tenancy contract, then register Ejari. Cheques are usually one to four. Luxury Homes Real Estate stays on the file until you have keys.
Who pays the agent on a Dubai rental?+
Commission is agreed before we issue the contract — typically the tenant, the landlord, or a split. Nothing is marketed until that is in writing.
What is Ejari?+
Ejari is Dubai’s tenancy registration. Without it you cannot open some utility accounts. We file it with the signed contract.
Off-plan
What does 60/40 mean on a Dubai off-plan?+
You pay 60% of the price during construction and 40% at handover. 70/30 and 80/20 work the same way. The booking fee sits inside the construction share.
Is off-plan money held in escrow?+
Yes. Dubai law puts off-plan payments in a DLD-regulated escrow in the developer’s name. You receive Oqood as proof of registration.
Do buyers pay commission on off-plan?+
No. Developer commission covers the brokerage. You pay the unit price, DLD/Oqood fees and any admin the SPA lists.
