How to buy a ready home in Dubai
- Shortlist a freehold unit and walk it.
- Take the current service-charge statement and confirm parking on the title.
- Sign Form F, obtain the NOC if the building requires one.
- Transfer at a DLD trustee office and pay the 4% transfer fee.
- Collect the title. First-year service charge is often settled at transfer.
What we check before you bid
- The view in the listing is the view from the glass.
- Service charge per square foot, not a three-year-old estimate.
- Parking and storage on the deed.
- Whether a ‘canal view’ is a canal.
What it costs besides the price
DLD transfer is 4% of the sale price, due at registration. Trustee is typically around AED 4,000 plus VAT. Agency is only what you signed. Off-plan through us has no buyer-side commission; a ready secondary sale is whatever the Form F says.
