How to buy off-plan in Dubai
- Choose a registered project and a unit that is actually available.
- Confirm the DLD project number and the escrow bank on the file.
- Pay the reservation into escrow and sign the developer SPA.
- Register Oqood and keep the receipt with the SPA.
- Pay construction instalments to the plan on the SPA, then the handover cheque.
What you are actually buying
A Dubai off-plan purchase is a sale and purchase agreement against a DLD-registered project. Instalments go to the project escrow, not a developer trading account. If a seller cannot show the project number and the escrow bank, we walk.
Payment plans we put on the file
- 60/40 — 60% during construction (booking sits inside that 60%), 40% at handover.
- 70/30 and 80/20 — more cash before keys.
- Post-handover — 20–40% after you take keys, usually on a 1–5 year cheque stack.

Can foreigners buy off-plan in Dubai?+
Yes. Freehold off-plan in designated communities does not require a UAE visa. You sign the SPA, pay into escrow and register Oqood.
What does 60/40 mean?+
You pay 60% of the price during construction and 40% at handover. The booking fee is part of the 60%.
Does escrow protect my money?+
Escrow protects instalments against a project that cannot complete as registered. It does not protect a delayed handover date or your resale price.
