If you will not live in the unit, someone has to let it, inspect it and send you the numbers. We do that for clients who already bought through this desk — and for titles we take on after a clean file.
How management starts
- Send the title, the current Ejari if any, and the service-charge statement.
- We walk the unit and agree the rent against today’s street — not last winter’s.
- Tenant placement, cheques, Ejari.
- Inspections and a written report. Maintenance only with your say-so above an agreed cap.
- You see the rent, the voids and the charges. No surprise ‘yield’.
What is included
- Finding a tenant and writing the contract.
- Ejari registration.
- Move-in and periodic inspections.
- A simple report: rent received, service charge, voids.
What we will not promise
Nightly holiday-home income unless the building permits it in writing and you hold a DTCM permit. If the plan is long-let, we underwrite long-let. Cushman’s 2026 tape already showed rents cooling from the winter peak — we price the tenancy on the current street.
Who it suits
Overseas owners, Golden Visa buyers who travel, and anyone whose Dubai apartment is an asset rather than a bed. If you live in the home, you do not need this desk.
Questions we get
Do you manage holiday homes in Dubai?+
Only where the building allows holiday homes and a DTCM permit is in place. Otherwise we let on a long contract.
What is Ejari?+
Ejari is Dubai’s tenancy registration. A rental contract should be registered. We handle that as part of placement.
Can you manage a unit I did not buy with you?+
Yes, after we walk it and take the title and service-charge file. Send the address.
